Major Amendment to Preliminary Plat: Trilogy West at Tehaleh

Request: Major amendment to the approved 341-lot single-family detached preliminary plat as follows:
1. Extend the southern boundary of the preliminary plat to match the boundary of Phase 1 of the Tehaleh Employment Based Planned Community (EBPC) Planned Unit Development (PUD) and add 6.49 acres to the original 168.86-acre plat
2. Reduce the number of single-family detached lots to 289
3. Add 46 zero-lot-line single-family lots
4. Replace the 57-lot single-family detached Phase 5 with a 16.8-acre senior housing lot
5. Reserve a 22.2-acre tract on the west end of the plat for future development
6. Modify the internal road network

The lots and tracts of the first two final plats will not change with this Amendment, except for 108.67-acre Tract A of the Trilogy West at Tehaleh Phases II and III Final Plat, reserved for Phases 4-7 of the original plat, which will be modified as discussed above. Tract A will include 139 single-family detached lots, 46 zero-lot-line single-family lots, a senior housing lot, forest buffer tracts along Cascadia Blvd. E. and the Tehaleh boundary, allees (forested multi-use corridors), wetland/wetland buffer tracts, a stormwater retention facility, a park, and a 22.2-acre future development tract (currently shown as Lot 336). The plat will be served by public water and sanitary sewers. Except for the senior housing lot, all lots will access Cascadia Blvd. E. at one location, with additional access to Cascadia Blvd. through the plat of Trilogy at Tehaleh to the east, and future access to Tehaleh Blvd. to the west. All roads within the plat will be public. This plat is within Phase 1 of the EBPC zone classification, located at 17300-18600 Blocks of Cascadia Blvd. E., in Council District #1.
